Creating Inclusive Growth Through Place Shaping
We aim to support the West Midlands Combined Authority and the elected Mayor to deliver on the following key objectives for the region and create inclusive growth through place shaping.
More homes in the right places
We need a devolved Affordable Homes Programme that is ambitious and deliverable, supported by a spatial development strategy (SDS) that sets out where affordable homes will be built and how they will be integrated into the wider region by transport links and employment opportunities. This can be achieved if we can blend our delivery experience with a well-designed Affordable Homes Programme, melding our access to long term loans with public grant, to make land viable and housing affordable.
Energy efficient homes for all
We need a devolved decarbonisation fund, that enhances the capacity of the region’s housing associations to increase the scale and scope of their retrofit programmes. As we face the threat of climate change coupled with sustained pressure on family finances, we need homes that are well insulated, well ventilated, with a sustainably generated energy supply.
Revitalising places
We need the ability to allocate funding devolved under the Affordable Homes Programme to regenerate homes and communities.
Combatting Homelessness
We need support to continue the vital work of the region’s Homelessness Task Force. Nobody should be homeless – this is something that we, collectively, want to tackle head on. Using devolved resources to deliver pathways out of homelessness will improve people’s life chances and manage demand on public resources.
